Crocker Commercial Real Estate Symposium

This symposium features three panels comprising prominent California attorneys and industry insiders, who will discuss selected trends and developments in commercial real estate that affect practitioners today and will impact the future of commercial real estate. Earn 3.75 MCLE credits!

A Need for Shelter: Practical Solutions for a Seemingly Intractable Problem During the Era of Covid-19 and Racial Inequities.
With the outbreak of COVID-19, addressing homelessness suffered yet another major setback.  COVID-19 has caused delays in construction and stifled construction lending for affordable housing.  Unemployment has skyrocketed as jobs have vanished (many of which employed minorities and/or lower income workers).  As a result, we are likely to witness a significant increase in evictions once the applicable moratorium periods expire.  Our panel of experts will discuss the pre- and post-COVID-19 hurdles to affordable housing and to resolving racial inequities and address possible solutions.

Join this panel reflecting the perspectives of the landlord, tenant, lender, and attorney, as they discuss the myriad current challenges in the retail leasing world.  Topics will include the allocation of risk and sharing of the pain during these unprecedented times; creative solutions for relief and the redesign of space to create safe and functional spaces; maximizing business operations until fully reopening; and what the panelists anticipate for the future of the retail experience.

The New Normal: Negotiating Loan Modifications During the COVID-19 Era
This finance panel with speakers representing borrowers and lenders, including lawyers and business people, will focus on the impact of COVID-19 on commercial loans, including trends in structuring and documenting loan modifications necessitated due to the effects of COVID-19, with an emphasis on the hardest hit areas of real estate such as retail and hospitality.  Everything from the simple band-aid extension modifications to complicated re-structures and workouts will be discussed as borrowers and lenders are navigating the waters of decreased gross revenues, force majeure delays, unattainable financial covenants and looming maturity dates.
