1 p.m. – 1:15 p.m. | Intro
1:15 p.m. – 2:30 p.m. | Panel 1: Homelessness (1.25 hrs of CLE Credit)
A Need for Shelter: Practical Solutions for a Seemingly Intractable Problem During the Era of Covid-19 and Racial Inequities.
With the outbreak of COVID-19, addressing homelessness suffered yet another major setback. COVID-19 has caused delays in construction and stifled construction lending for affordable housing. Unemployment has skyrocketed as jobs have vanished (many of which employed minorities and/or lower income workers). As a result, we are likely to witness a significant increase in evictions once the applicable moratorium periods expire. Our panel of experts will discuss the pre- and post-COVID-19 hurdles to affordable housing and to resolving racial inequities and address possible solutions.

Retail Leasing in the Time of COVID: Treading Water Until We Get to the Other Side

Topics will include the allocation of risk and sharing of the pain during these unprecedented times; creative solutions for relief and the redesign of space to create safe and functional spaces; maximizing business operations until fully reopening; and what the panelists anticipate for the future of the retail experience.

The New Normal: Negotiating Loan Modifications During the COVID-19 Era
This finance panel with speakers representing borrowers and lenders, including lawyers and business people, will focus on the impact of COVID-19 on commercial loans, including trends in structuring and documenting loan modifications necessitated due to the effects of COVID-19, with an emphasis on the hardest hit areas of real estate such as retail and hospitality. Everything from the simple band-aid extension modifications to complicated re-structures and workouts will be discussed as borrowers and lenders are navigating the waters of decreased gross revenues, force majeure delays, unattainable financial covenants and looming maturity dates.
